Prefab, Panelized or Modular Cabin: What Arrives on Site?

Compare cabin delivery methods by what is manufactured beforehand, what arrives at the site and which work still needs local coordination.

Ask what physically arrives on site before comparing prefab cabin offers. “Prefab” is a broad term, and suppliers may package very different levels of completion under it.

Make the delivery visible

A panelized proposal may deliver components for assembly, while a modular proposal may deliver larger factory-built sections. Confirm the supplier's own scope and terminology rather than assuming either description guarantees a finished home.

Request a delivery list and a site-work list. Identify foundations, connections, lifting or unloading, weather protection and final completion responsibilities.

Your Home: building a house provides a general framework for coordinating construction. Each method still needs locally appropriate design and approvals.

Compare the site demands

Ask the supplier to assess the actual access route and staging area. A highly finished delivered section can create different transport and placement questions from a pack of smaller components.

For an illustrative comparison, one offer may reduce assembly tasks onsite while requiring more demanding delivery access. Another may fit the route more easily but involve a longer local construction sequence. Neither result can be determined from the factory price alone.

Compare both methods using the same completed cabin, service connections and handover standard. Put uncertain interfaces in writing with a responsible party.

The useful question is how much work remains, where it happens and who coordinates it. A fast factory process does not automatically establish a short total project timeline if site preparation and approvals remain unresolved.
